American Forest Management (AFM) understands the need our clients have for a
property valuation determined by extensive research and analysis. AFM’s
Appraisal Services Group provides the highest level of professionalism and
integrity in every appraisal activity. Our appraisals utilize consistently
accepted approaches and conform to all professional requirements. Our
personnel are educated and trained to provide an accurate analysis of land
and improvements to establish the valuation. Unlike other appraisal firms,
AFM specializes in timberland and related investment properties. We are
able to integrate the fields of appraisal theory and forestry and combine
that with knowledge of environmental issues and market behavior to provide
the best assessment of the client’s property. Working with our other Operating Groups, Appraisal Services can obtain up-to-date region specific growth and yield modeling; current timber sale data; comparable land sale records; property rights information including conservation easements, mineral rights, and timber deeds; and large-scale, intensive, stand-level forest inventories. AFM’s staff includes an MAI (Member Appraisal Institute) Appraiser, American Society of Farm Managers and Rural Appraisers Accredited Rural Appraiser (ARA), State Certified General Appraisers, forestry professionals knowledgeable in the key components of land valuation and an experienced administrative staff which devotes full attention to appraisal work. With our support and expertise, timberland investors are assured of making the most informed strategic investment decisions. Integrity is essential to all appraisal work. Investors must have confidence in the value of acquisitions and in investment results based on appraisals. We will not be influenced by non-market factors when appraising a property. We take the most accurate data available and combine it with our extensive experience in the market to place a real value — what someone will actually pay — on each property we appraise. There are important differences between AFM and other companies with fewer resources. Because of our depth of knowledge and breadth of experience, we are able to better understand the true value of a particular asset. With experts in technical development, environmental management, as well as forest and land management, we can assess a tract’s true value. AFM has worked with knowledgeable buyers and sellers throughout the country. They understand you can have multiple comparable prices and still not determine the true value of the subject property. KnowledgeWe are skilled in learning the many component values that affect
timberland prices. Before an appraisal is made, the property is fully
researched to learn all the rights associated with the land and then
evaluate any agreements that may be attached. If there are timber deeds,
hunting leases, cutting rights or other contracts with a fixed
termination, these values are included in the property’s true value.
Through years of experience, we have developed relationships with other
appraisers and exchange data with them. We also obtain timber sale data
from our Forest and Land Management Group and comparable land sale
information from our Real Estate Services Group. Professional Association
memberships and certifications keep our personnel up-to-date on industry
trends, regulations and standards. USPAP CompliantAll AFM appraisals are free of outside influence. We have no vested
interest in the properties we appraise. All services are performed in
compliance with the Uniform Standards of Professional Appraiser Practice (USPAP).
USPAP is published annually by the Appraisal Standards Board of the
Appraisal Institute and is recognized by State Appraisal Licensing
Agencies, banks and federal, state and local organizations. We utilize
those approaches to value appropriate to the subject property and the
